Clarke Cottage is a Category 1 Heritage designated building located in Summerset at Monterey park retirement village in Auckland. It was in a state of despair and needed to be restored as it holds technological significance as a rare and well-preserved example of the use of hollow-core stoneware blocks patented by T E Clark (the first occupants of the building). This unique project was constructed in the early 1900’s, its historical significance resulted in a 6-month long process to obtain building consent. The cottage has had 77% structural improvement while still preserving the features and character of the building. The original interior was in very poor condition, replacement finishes were carefully chosen to ensure that it was in keeping of the original architecture. The cottage can now be shared and enjoyed by the Summerset residents and community.

Judges comments

This project required meticulous restoration of the exterior in accordance with a conservation plan. The interior work included careful restoration with the sympathetic re-creation of period detailing. Substantial portal frames were inserted for seismic support, without being visible. Stunning Art Nouveau ceilings were carefully restored and painstakingly repainted. The client was focused on achieving a result that preserved and enhanced the character of the building while making it fit for purpose. The result of this project is a warm and inviting building that is now strengthened and restored for a long and useful life, taking pride of place in a commanding Hobsonville Point location.

Project: Hanmer Springs Thermal Pools & Spa - Cascade Pools & New Slide

O'Brien Construction kept sustainability at the forefront of their minds during this build, the Cascade Pools were designed and built with no holding tanks, making them extremely water efficient. The new Cascade Pools were made to look as natural as possible, this was achieved using huge riverstone boulders, bluestone waterfalls, and multi-levels to create cascading water flow, like a natural river. The fiberglass hydro slide was fabricated in Canada which meant a huge amount of collaboration was required at the design phase between the design team and the Canadian suppliers. Constructing the pools on driven timber piles was difficult at times, especially as the team had to protect surrounding Redwood tree roots. Working with Riverstone boulders also presented some challenges as a selection process was imperative to achieve the client’s vision.

Judges comments

This impressive project included upgrading parts of the existing pool complex and installing a large hydro slide imported from Canada. The pool foundations were replaced so they would not disturb the roots of the protected redwood trees that grace the main road in Hanmer Springs. A local builder took on this complex build that was quite unlike his usual work, which was even more complicated in challenging winter conditions.

Project: ANZ Raranga

The newly fitted out ANZ Raranga boasts a modern but flexible environment to suit all areas of the business. New features of the fit-out include a state-of-the-art call and data center as well as a staff training facility. The internal marble staircase and grandstand are stand-out features used to connect levels 7 and 8. To achieve this, 120 m2 of concrete slab was cut out and removed from the site and a new concrete beam was poured and introduced to support the grandstand. This stylish new fit-out was not without its challenges. The team at Black Interiors had to work around Sylvia Park, a bustling environment which limited site access as well as material deliveries.

Judges comments

When this building first opened, ANZ staff were overwhelmed that anybody would create such a beautiful space for them to work. Logistical challenges were met with excellent teamwork and coordination, such as working around the live environment of Sylvia Park, which was supported by a great working relationship with the landlord Kiwi Property. The project included the technically challenging removal of part of the existing eighth floor structure to accommodate the feature grandstand communication stair which forms the social heart of the work-space. There were also several complex power shutdowns. Through effective management, the challenging construction timeframe of six floors in 12 weeks was met.

Te Raekura Redcliffs School

Te Raekura Redcliffs School opened in June 2020 after almost nine years at a temporary site following the Canterbury earthquakes. The new campus includes 13 teaching spaces, administration areas, a library, a multipurpose hall, and playgrounds. The new school contains wool wall insulation and PV panels. It also features CarboNZero certified and NZ recyclable interface carpet tiles. A stand-out feature is an integration of playscapes throughout the school grounds rather than being just in isolated playgrounds. Cubby holes are also set into the vertical face of the decking to provide quieter ‘chill out’ play spaces for kids. Key challenges included difficult site conditions, such as liquefaction, lateral spread, flood plain, coastal inundation zone, in-ground tanks, and contamination.

Judges comments

Te Raekura Redcliffs has demonstrated exceptional value for money over the course of its development. The school received a significant pay-out from its insurers after the Christchurch earthquake, enabling it to create facilities beyond what they would have otherwise been able to do. Despite being one of the most significant archaeological sites in the country, the construction team worked with the school, consultants, and neighbours to deliver a fantastic space. The school community, which has been displaced for the past few years, is now making the most out of a modern learning environment.
