ANZ’s Te Moro o Hato Ruka | St Lukes retail branch is a stunning retail space that blends rich cultural storytelling with modern design. This innovative project incorporates bilingual signage, tukutuku-patterned glazing, an angled entrance and curved walls to guide visitors seamlessly through the space. Sustainability was a driving force behind the project, with a commitment to zero waste. By collaborating with suppliers to implement take-back recycling programs, the team achieved an impressive 99% waste diversion, recycling all materials except those currently unrecyclable within New Zealand. Delivered in a tight three-month timeline, this project overcame the challenges of working within a live mall environment and stringent noise restrictions. The project highlights ANZ’s values of kaitiakitanga, combining cultural heritage, environmental responsibility, and a focus on inclusivity to create a serene, welcoming environment for customers and staff.

Judges comments

This project is a masterclass in precision, coordination, and purposeful design, combining cultural requirements, client ambition, and construction ingenuity. Built within the busy St. Lukes Shopping Centre, the project team overcame the challenges of a tight footprint and high foot traffic. Despite access restrictions, the build was delivered within a three-month programme, with all major works taking place during off-peak hours. Committed to sustainability, the team set an ambitious target of zero construction waste, achieving a remarkable 99% landfill diversion in partnership with Junk Run. ANZ’s narrative-based cultural design vision is beautifully realised through tukutuku-inspired glazing and refined material choices that speak to identity and place. The result is a welcoming, functional space that draws people in without disrupting the retail environment.

Fletcher Living’s Experience Centre, The Hill, pays tribute to Ellerslie’s rich history while embracing its future. Located on the former Steeple Chase Hill at Ellerslie Racecourse, the centre is housed within a restored villa once used as the Track Manager’s House, a building cherished by the local community. Rather than demolish it, the decision was made to honour its legacy by carefully renovating the structure for its next chapter. Transformed from a run-down state, the villa retains many original features, with one half reflecting the past and the other looking to the future, an idea expressed through thoughtfully considered floors, walls, lighting, and finishes. The result is a beautifully reimagined space that balances heritage with innovation.

Contract Construction

Project Partners

Contract Construction (Construction Company), DJY Design Consulting (Electrical Engineer), Pocket Structural Engineering (Structural Engineer), Powell Fenwick Consultants (Engineer), Threefold Architecture (Architect/Designer)

Owned By

Admire Commercial (1986) Ltd

Contract Construction transformed two earthquake-damaged buildings in Sydenham, Christchurch, into a modern retail and office hub. The project had sustainability at its core and rather than demolishing the existing structures, the team undertook the technically complex process of releveling them, which required separating unexpectedly connected foundations before reintegration. The redevelopment was carried out in two stages: first, the intricate releveling process, and second, the partial demolition, extensions, and extensive fit out works. The result is a versatile space featuring offices, a showroom, and staff facilities. Externally, the project boasts a restored, bespoke tiled roof, a green climber wall frame, graffiti artwork on the block wall, and new cladding. The interior showcases a mezzanine floor, polished concrete finishes, and repurposed materials that align with the client’s sustainability vision. Solar panels power the building, with surplus energy fed back into the grid, and EV chargers further enhance its environmental credentials. Celebrating Sydenham’s heritage, the thoughtful design creates a functional and environmentally responsible space.

As the first New Zealand flagship store for Australian-based Nero Tapware, this project delivered a sophisticated showroom experience. The spacious showroom incorporates homely touches such as comfortable seating and informal reception areas, creating a sense of tranquillity and inspiration. The fit out overcame a series of unique challenges, including tenancy restrictions that limited drilling depths and the careful positioning of ceiling panels to avoid interference with the mall’s existing air conditioning systems. The raised flooring added complexity, requiring a custom ramp and screw-in edge protection to safely support multiple scissor lifts operating at heights of 4.2 metres. The result is a polished, thoughtfully executed retail space that showcases Nero Tapware’s brand.
