At the heart of Auckland’s Wynyard Quarter is Wynyard Central, one of five stages of this overall project. Wynyard Central features three distinct types of building sitting on top of a 3500m2 basement area, which lies below sea level. First are three free-standing cedar clad pavilions, each of five stories. They showcase some exceptional carpentry and incorporate a staggering degree of detailing. Second is a row of eight three-storey brick clad townhouses, each with a planted roof. Third is a 10-storey apartment tower which has eight commercial spaces and 80 apartments.

Wynyard Central features three distinct types of building, sitting on top of a 3,500m2 basement area, which lies below sea level. Judges said the project is an elegant exemplar of thoughtful urban design and makes generous gestures to the public realm on a high-profile waterfront site. The construction team faced numerous challenges, starting with excavation below the high tide mark on a contaminated site. The apartments are beautifully detailed and spacious. This sense of space is enhanced by very generous outdoor terraces, which act as full extra rooms in most weather conditions. The development is the first to be rated under the Green Building Council’s updated Homestar tool, adapted specifically for multi-unit developments. A Homestar 7 rating was achieved. The final result is well detailed and superbly crafted.

Lake Haze Body Corporate
The Lake Haze project involved the management and construction of three high-end apartments located on a prominent site on Lake Hayes. The three apartments are single level and contain either three or four bedrooms with a generous outdoor terraced area. This development also includes an underground carpark and service and storage area. This building project incorporates a number of innovative building technologies, including the water proofing system, significant tanking requirements for large scale flat roof planes many of which are green rooves.

Otago Polytechnic
First impressions of Te Pā Tauira-Otago Polytechnic Student Village are of massive laminated wood beams and warm, light-filled spaces. The 6,000m2 building contains 231 beds in two wings of student accommodation. Otago Polytechnic was keen to complete the project following the principles of the Living Building Challenge, a rigorous international sustainable building certification program. The use of strong, lightweight cross-laminated timber for the structure was key to achieving this goal. This ground-breaking building is the largest laminated wood building, by volume, in the country, and the tallest of its kind.

Stage 1 of 7, Richmond stage 1B contains 66 terraced 2-storey townhouses. The project used a range of products on the exterior, such as Brick, weather and fibre cement sheeting, meaning each block of townhouses had its own unique features and design. This ensured a point of difference for the final owners. Stage 1B was built in conjunction with Stage 1A which had been started under the previous developer. The complete stage contained various roads and laneways connecting the blocks, with a number of pocket parks and green spaces joining the blocks for the local community to socialise in.

The Ryman Healthcare project included the refurbishment and extension of the existing bar, restaurant and lounge, and full refurbishment of the inside of the building. The project involved the installation of a new deck, glazing, finishes and fittings and upgrades to the existing services, such as the kitchens and bars. This work included full services, suspended ceilings, external joinery and louvres as well as site works in and around the facility.

University of Canterbury
Designed by Christchurch architects Stufken & Chambers, Hayashi is a modern student accommodation facility at the University of Canterbury’s Dovedale Campus. The development comprises of 16 two-storey townhouses and 10 single-bed apartments, with a total of 90 bedrooms plus kitchens, living spaces, and bathrooms. Naylor Love and Stufken & Chambers exceeded the University’s original brief requirements by offering a design solution that incorporated 90 beds, 20 more than the requested 70-bed minimum.

Hobsonville Development Ltd Partnership
Kerewhenua Apartments building is a 5-level block of 33 apartments above a basement, comprising of carparking and plant rooms. From the start of the project and until completion, all parties worked together as a harmonious team, from the client, project management team, consultants, the health and safety teams, and subcontractors. The record for health and safety, and environmental issues was exemplary.

Parfitt Place Developments Ltd
The Rhodes St Apartments project involved the substantial renovation of a 1934 building, which was damaged by the Christchurch earthquakes. Four flats have been turned into two spacious flats, which were rebuilt from the ground up, starting with the new foundations. It was decided to capitalise on the simple, timber exterior look and retain as much of the timber and 1930s features on the inside where possible. The owners and designers have followed the architect’s intent to create a high quality building and have retained features of an American Colonial Revival style.

The Lakewood B & F Blocks are the first two buildings of the Lakewood Cambridge Development. The development intends to capture the natural beauty of the area, and deliver a mixed use development that provides accommodation, retail and hospitality options to support the Cambridge CBD. There was a high level of interest from the local community who were keen to maintain the character of Cambridge. B-Block contains sixteen apartments and six retail units. F-Block contains seven tenancies including a Snap Fitness gym, and an office space for the rapidly growing Nyriad software development company.
