National Category Winner: CARTERS Commercial Project: Foodstuffs North Island Head OfficeEntrantHawkins Limited Project PartnerseCubed (Sustainability Consultant), Hawkins Limited (Construction Company), Monk Mackenzie Architects (Architect/Designer), TSA Management (Engineer) Owned ByAuckland International Airport Ltd
With its curved roof, concrete glass reinforced concrete (GRC) soffits and fascia panels, sleek curtain wall façade, elliptical atrium, and large bunds, this building’s architecture stands out.
The Hawkins team knew that the curved roof with its GRC soffits and fascia panels would take time. The panels weighed 900kg each and needed to be lifted from above and attached to the structure prior to the roof’s installation. Recognised as a key risk, Hawkins formulated a construction sequence that allowed the project to get sufficiently weathertight early on, so internal fit-out could commence while work continued on the exterior.
As an integrated base-build and fit-out project, a calculated GreenStar assessment process tracked the design through all phases. This dovetailed with the contractor’s GreenStar quality administration processes. A federated BIM model helped influence design in areas such as solar performance, heating and cooling loads and volumes, and rainwater harvesting capacity. All material selections were reviewed and approved by a GreenStar consultant to assess their contribution to achieving the targeted GreenStar rating.

It is designed to facilitate creativity and spur innovation. The highly sustainable building includes a retail-focused ground floor with six upper levels of commercial office space.
The Media Design School is the anchor tenant in this state-of-the-art, purpose-built property, and is the only education provider to have a presence in New Zealand’s Innovation Precinct. Hawkins developed a strong project-team ethos and a culture of openness and collaboration which was a key aspect of the project's success. The building has a 5 Star Greenstar rating under the Wynyard Quarter Custom tool and is currently targeting a Greenstar education rating. Most notably, the building boasts a 7-storey vertical planted ‘green’ screen which forms a prominent visual identity within the wider development. This, along with the north-facing landscaped plaza immediately adjacent, contributes to improving local biodiversity in its urban context. |
Project: Murney MainEntrantRM Designs Project PartnersArchitectural Roofing Company (Roofer), Bradford Building Limited (Construction Company), CBA Tiling (Tiler), RM Designs (Architect/Designer), TM Consultants LTD (Engineer) Owned ByMurney Trust
Murney Main is an important community project for Canterbury, supported by third generation residents of Canterbury, and manufacturing pioneers, the Murney Family. With the planned revitalisation of the Ashburton CBD, the family selected the site as a gateway to the CBD, and to ensure it could provide both private and public spaces to create a regional landmark for the community.
It has been described by local media as a functioning work of structural art, complete with flagpole celebrating regional events, a backlit mural representing native birds on the mid-Canterbury plains and the family insignia. The building combines contemporary architecture with heritage materials of copper and timber detailing. A standout feature of the building is cantilevered balcony to the north and west façade. |
Project: 66 Reads QuayEntrantCurrie Construction Project PartnersArchitects 44 (Architect/Designer), Clark Structural Engineering (Structural Engineer), Currie Construction (2012) Ltd (Construction Company), iD Workshop (Interior Architect), Morley Design Group Ltd (Graphic Designer), Tectonix Structural Engineers (Structural Engineer) This build is a real ""Rag to Riches"" story. The project team transformed a century old, dusty run-down industrial building into modern and functional office space. The team preserved a piece of history and catapulted it into the 21st century.
The completed project balances and contrasts new materials and spaces with the rich textural elements of the original building. It juxtaposes open and closed, light and dark, public, and private. The front of the building features a welcoming reception, large open-plan sunlit auction and meeting room, and appealing public spaces.
Breathing new life into an historic industrial building sited on archaeologically significant land, which had also been the site of an old petrol station, was no mean feat. A complete redesign was required to strengthen the building and strip back the ad-hoc development that had occurred through the decades. |
Project: Eastland Port OfficesEntrantDStevens Project PartnersArchitects 44 (Architect/Designer), DStevens (Construction Company), Spencer Holmes (Engineer) Owned ByEastland Port
This project required an extensive renovation of a two-storey 1920s building to create a modern and collaborative workplace. The project included a large open office area across two levels, connected by a new internal staircase, along with new meeting rooms and a staff kitchen/breakout space. The choice of timber materials showcases a key forestry export item, complementing Eastland Port’s core business and creating a warm and textured workplace.
One of the biggest challenges was working within an existing old building. The project was developed around the existing structure, with finishing materials chosen for their sustainability credentials.
The team was tasked with cutting and installing plywood finish linings with expressed horizontal and vertical joints. Each panel needed to be custom cut to suit the uneven building levels and wall deviations. This attention to detail and commitment by the team has resulted in a highly successful finish throughout. |

There were a number of complications to overcome, including issues with the existing structure, difficulties in getting the piling rig close enough to the building, and the construction of the structural steel components. However, the team worked closely with the engineers and subcontractors to establish alternatives for achieving the desired strengthening outcomes. |
Project: Urban HomesEntrantFoster Construction Limited Project PartnersBCD Group Limited (Engineer), Edwards White Architects Limited (Architect/Designer), Foster Construction Limited (Construction Company) This project saw the former AA building in Hamilton transformed into the new headquarters for Urban Homes. It was designed to be a space that employees would love to work in. The build faced a number of challenges that are often present when dealing with older buildings. Work was undertaken to strengthen the existing concrete structure, remove asbestos from the roof, and a new curtain wall system was installed. While supply chain disruption and the Covid-19 lockdowns delayed the build, proactive and collaborate communication from the project team was well regarded by the client. The once out-of-date building is now a state-of-the-art workplace ready to house 100 happy employees. |
