National Category Winner: Construction Marketing Services Education Project: TechPark, Manukau Institute of Technology Entrant ASC Architects Project Partners ASC Architects (Architect/Designer), Electrical Consulting Services (Engineer), Haydn & Rollett (Construction Company), Kingstons (Quantity Surveyor), MSC Consulting Engineers (Engineer), Thurston Consulting (Engineer), Whakaaro-Kingsman (Tennant Project Manager) Owned By Haydn & Rollett Limited The Manukau Institute of Technology’s new TechPark is a 9000m2 educational facility bringing all of the Institute’s professional engineering and trade schools under one roof. It features state of the art industrial workshops, laboratories, flexible teaching spaces, and student amenities. Because each of these spaces has an extensive and technical build, incredible skill and communication was needed by all parties to deliver the final product. All of this was successfully delivered to a tight timeframe in the middle of a global pandemic, on time and on budget. TechPark is an outstanding example of clarity of educational purpose and design delivered in the context of traditional spaces and teaching modes shifting towards ways that fully support the future of learning. Judges comments TechPark was designed to be a state-of-the-art educational facility housing all of Manukau Institute of Technology’s professional engineering and trade schools under a single roof. A two-stage public selection process led to a partnership between Haydn and Rollett as the developer, builder, and owner, and with MIT as the tenant. The conceptual design involved rethinking the model for professional engineering and trade schools in a polytechnic environment. This design process resulted in large open-space workshops, laboratories, and flexible learning spaces. Haydn and Rollett wore their multiple hats with clarity and transparency and delivered a quality result to a satisfied user.
Project: Kristin School - Tūrama Entrant N Cole Construction Project Partners Collingridge and Smith Architects Ltd. (Architect/Designer), Kwanto (Client Project Manager and Quantity Surveyor), Markplan Consulting Limited (Engineer), N Cole Construction (Construction Company) Owned By Kristin School Charitable Trust Turama, meaning ‘enlightenment’ or ‘to illuminate’, is a beautiful multipurpose indoor sports facility designed for Kristin School. The brief from the client was simple, design a sports hall that is not a sports hall. To do this the N Cole Construction team built a beautiful lightbox made from lightweight materials that would let in natural daylight, stop wind, rain, and condensation, and absorb noise using acoustic lining. The structure is designed to withstand water both inside and out – it is waterproof, not watertight, and therefore does not have the cost of a sports hall but has all the functionality of one. The biggest challenge was the fibreglass cladding used to encapsulate the building, as this required flashing details and bespoke bi-fold doors. The bi-fold doors, manufactured in Australia, were the first of their kind to be used in New Zealand.
Project: Lincoln University Science South Building Entrant Leighs Construction Limited Project Partners Beca (Engineer), Earthwork Landscape Architects (Landscape Architect), Lab-works Architecture (Architect/Designer), Leighs Construction (Construction Company), Powell Fenwick (Engineer), Sheppard & Rout (Architect/Designer), The Building Intelligence Group (Project Management) This single story, sun-louvred building is located in the south-eastern corner of the Lincoln campus. It houses research spaces, laboratories, offices, collaboration spaces and social areas for the Faculty of Agriculture and Life Sciences. The construction of this new animal science building commenced in June 2020 and progressed rapidly to completion in July 2021. It is the first of two new science facilities that will deliver fit-for-future learning and research spaces focusing on the world’s most pressing environmental challenges. The team size provided flexibility to address challenges collaboratively as they arose. A clear project structure was established early on, along with the design phase and approval milestones. The start date was delayed by 7 weeks due to Covid-19, however, Leighs swiftly developed effective systems and policies to manage the Alert Level restrictions on site.
Project: Warkworth School Entrant Savory Construction Project Partners Chester Consultants Limited (Engineer), Ignite Architects (Architect/Designer), Savory Construction (Construction Company) Owned By Ministry of Education The development of Warkworth School saw the demolition of an entire campus of classrooms to allow for the construction of state-of-the-art collaborative learning spaces. It required extensive coordination between the client, contractor and consultants to ensure that learning was still possible while the works were ongoing. The aesthetically pleasing new school consists of an interconnected two-storey teaching block, administration block, playing turf and field. Innovative design changes were implemented to assist in complex consenting requirements and provide cost-effective solutions to high-risk issues. Despite the level-four lockdown in 2020, the build team were able to deliver the project in a timely manner that worked with the school terms and did not compromise learning.
Project: Cashmere High School Redevelopment Entrant Leighs Construction Limited Project Partners Athfield Architects (Architect/Designer), Beca (Engineer), Canopy (Landscape Architect), Holmes Consulting (Engineer), Leighs Construction (Construction Company) Owned By Cashmere High School Ministry of Education The redevelopment of Cashmere High School featured the construction of a new state-of-the-art science building and performing arts centre. This extensive project also included the redevelopment of campus wide infrastructure, civil works, site works landscaping, the regeneration of existing teaching blocks and the fitout of a special education facility. One of the most unique features of the build is the performing arts centre auditorium, which has been designed to the highest specifications for acoustic and sound performance, normally only seen in public theatres. The wider team worked closely to create the space as the use of acoustic ceilings and reflective sound walls involved meticulous coordination to install. Throughout the project, sustainability and the environmental footprint were thoroughly considered. The project team salvaged the existing rimu timber flooring during the demolition of the existing theatre building and then recycled and installed it into the new building.
Project: Media Design School Entrant Cachet Group Project Partners Alaska Construction (Construction Company), Cachet Group (Architect/Designer/Project Director), Greenstone Group (Project Manager), Hawkins Construction (Construction Company), Media Design School (Campus Director - Local client representative), Mott Macdonald (Engineer), WT Partnership (Quantity Surveyor Lead) Owned By Cachet Group The innovative and well-thought-out interior design by Cachet Group allowed for increased occupancy and connected teaching spaces, in what was originally office space, all without negatively affecting the building’s five Green Star rating. The design reflects the institution’s continuous pathway philosophy including the fully continuous “teaching pathway” acoustic ceiling with integrated LED wayfinding lighting that connects teaching spaces on each floor, and weaves through the four levels. Each zone or type of space in the building has its own colourway, and the new stairs provides connection between the teaching floors of the campus while also helping enhance wayfinding. The design incorporates local and student artworks, and all materials were sourced locally where possible.
Project: Long Bay College Block C & S Entrant Accent Construction Interiors Limited Project Partners GHDWoodhead creativespaces (Architect/Designer), Maltbys Ltd (Quantity Surveyor), MPM Projects (Project Manager/Engineer to the Contract) This project involved two portions of work. Block C involved the rebuild of a fire damaged classroom which connects on three sides to the main block. Block S involved structural strengthening to a two-level building and fire accessibility improvements including a new external staircase. One of the standout features is the selection of materials, which include ply interior linings and strand board timber flooring, which contribute to a sustainable and modern design aesthetic. There has also been flooring laid over an acoustic rubber mat system to provide improved comfort when students are standing for long periods. The destruction from the fire took an emotional toll on the school community. The project team’s ability to work together and overcome a series of challenges to provide a space that not only replaced the original, but improved it, is a key success of this project.
Project: Whare Hākinakina Lincoln University New Gymnasium Entrant Naylor Love Canterbury & PACE PM Project Partners Athfield Architects (Architect/Designer), Cosgroves (Engineer), Pace Project Management (Client PM & main contractor for stage 1 & 3) This project has delivered a state-of-the-art new gymnasium for Lincoln University. It features consolidated exercise facilities, attractive changing rooms, teaching and research spaces, and new staff offices. The build was undertaken between three older adjacent buildings that had to be kept operational throughout the process. Developing connections to these buildings, which had shifted during earthquakes, added complexity and required skilled craftsmanship. The team also had to contend with a poor drainage system that ran into the existing foundations, so they developed a unique moat style system in response. It took teamwork and innovative thinking by the consultant and building team to work through these challenges while keeping costs down. All parties can be proud of their efforts in developing this excellent gym.
Project: Massey Primary School Block One Entrant Accent Construction Interiors Limited Project Partners Barnes Beagley Doherr (Professional Quantity Surveyor), Eco-Logical Architecture (Architect/Designer), Projectability Limited (Project Manager/Engineer to the Contract) Owned By Massey Primary School Accent Construction took over a contract for a Block re-roof and toilet upgrade from a previous contractor and turned around what had been a highly stressful situation for the school. The building had spent six months with its roof removed in entirety and a significant scaffold and leaking shrink wrap structure. Accent immediately went to work rectifying safety issues, and not only delivered on the key build milestone, but worked to rebuilding school morale. Having managed to completely turn around the construction process, the project team were able to obtain additional Ministry funding to move the project scope from a structural remediation project to full interior refurbishment of the classrooms. Accent were selected to continue with the additional scope. The new environment is much brighter, acoustically and thermally improved, and overall is now a safe, functional and aesthetically pleasing space that the school and its community can be proud of.
