The Paragon Apartments on Armagh Street is Christchurch’s first base-isolated apartment development and sets a new standard in seismic resilience and low-damage design. The nine-story, 14-unit complex features a double-level gallery and penthouse apartments.
The tight site made site logistics very tricky, this meant the site setup had to be moved three times to accommodate different stages of the build.
There are several standout features of this project from the structure right through to the finishes. The base isolation is made up of a combination of slider plates (PTFE) and Lead Rubber Bearing (LRB) components that support a floating ground beam structure. Other features include pocket doors that seamlessly merge into walls and the magnetic door hardware.
Being the only high-rise apartment build in Christchurch post-earthquake, this project was a bold move. It included a highly involved client who put quality before cost and time, reviewed walls, floor and tile samples and made mock-ups for all internal joinery elements.
The judges felt the approach taken by the whole team, including the client, to select the materials and construct the façade displayed a very high level of collaboration. They were also impressed by the detailed alignment of the fit-out and felt the quality of the workmanship was at the highest level. This is the country’s first base isolation apartment building designed to IL3 (140% Seismic rating).

The first stage of the Kotuitui development included nearly 5,000 square meters of build, over 8 blocks, and 61 units were completed and handed back to the client in 200 days, this included a month of lockdown. This project was a mixture of KiwiBuild and market affordable housing, located just 500m from Manukau’s emerging city center.
Kotuitui development (stage one) is a Ken Crosson design project, Crosson is renowned around the world with two of his projects featuring in World Architecture News as being among the six best houses in the world. Kotuitui means ‘to connect’ – a name that was gifted to the development by local iwi Te Akitai Waiohua. This impressive development started construction a week before the March lockdown in 2020, and yet it was completed on time and within budget.

Woodview Construction did a great job of this mixed-use project, Fourteen Tamariki Ave includes retail units on the ground floor office space on the first floor and three apartments above. It is a slick modern design that is based around a concrete structure that includes precast concrete walls, shell beams, and rib and infill flooring. This build made sure to maximize the site, while also having street façade appeal and urban design. Design features include proper green walls, architectural screening, standing seam metal cladding, and roof louvres.
Some challenges faced by the Woodview team included tight time frames, no crane access, and a coastal inundation flood plan, the project even required abseiling to complete it.

Salt is a boutique residential development like no other, it has 53 apartments in different sizes, 18 townhouses, and a landscaped village green for residents to enjoy. The development has been designed with a holistic approach to space, light, and comfort. There is a style and tone carried throughout the development, however, there is a notable difference between each block which can be seen through the construction methods and layouts.
A development like this does not come without challenges, because of the size and construction method, the team at iLine Construction had to deliver high-end residential quality homes within a commercial construction budget. Salt was designed to create a community within a shared area while providing private spaces within homes.

Otautahi Community Housing Trust
The Tiwaiwaka Place project is a new community housing complex developed by the Otautahi Community Housing Trust (OCHT) and consists of 28 one and two-bedroom homes.
The homes meet New Zealand Green Building Council (NZGBC) Homestar 6 standards, which means they were designed and built to be warm and efficient, with a reduced environmental impact.
There is a large communal courtyard area at the centre of the complex to promote a sense of community.
The major challenge was the difficult ground conditions and clearing the contaminated site. Consortium Construction worked with engineers to develop three different types of foundation designs across one site to achieve a cost-effective outcome for OCHT.
