Project: Ormiston Town Centre

The Ormiston retail centre features over 90 tenancies, a three-level parking structure, and four anchor tenants, including The Warehouse, Hoyts cinema complex, New World supermarket and City Fitness. Its location is in a developing area that is rich in local culture. The two-storey block includes the Hoyts cinema complex on the first floor and retail centre amenities on the ground floor. The William Ralph Road frontage has a crèche, management offices, fitness centre and various retail offerings. The project faced several challenges. After taking over from another main contractor following an unsuccessful yearlong Early Contractor Involvement (ECI) process, the design and consultant team had to adapt to a new delivery approach. There were also several uncontrollable delays including tenant commitments and lockdown closure delays. All of these challenges were overcome through close collaboration and coordination.

Judges comments

This retail centre features over 90 tenancies, a three-level parking structure, and four anchor tenants. The skillful master plan and design effectively integrates the retail centre into the fabric of the community. This was done through rethinking traditional shopping centre models and by bringing a strong focus on community and personal experience. This project had a challenging delivery after the large main contractor withdrew. This setback however led to a successful joint venture between Scarborough and Savory Construction and through strong collaboration with other team members, a high-quality result has been achieved

This project consisted of three buildings constructed on a single site. It has been designed to accommodate showrooms, service centres, a panel and paint/tire shop and the head office team. The internal glulam laminated timber structure is the standout feature of this build. It successfully connects the building with the outside display area. A unique design was achieved through the arrangement of louvre profiles in a repeating triangular pattern. This created strong lines which contrast with the clean, visual openness of the showroom windows underneath. Eight-metre-high windows, triangular patterned cladding and giant structural beams add dramatic impact to an automotive centre that is both spacious and welcoming. The glulam element created a unique challenge. To manage the complexity, and health and safety, sections were built on the ground then craned up as a completed frame pre-connected to the structural steel.

The Richmond Countdown project is a 3,450sqm supermarket and 550sqm retail development. It is a new flagship Countdown supermarket with many retail innovations reflecting the ongoing changes in retail trends and digital technologies. The development includes a welcoming, modern store based on a contemporary marketplace concept, a new pharmacy, cellar, and the first online pickup drive-thru in the South Island. As part of Woolworths effort to minimise waste, the building is built to be sustainable, with EV charging points, solar panels, and digital shelf labels. It is the first ""Green Star"" Countdown supermarket in New Zealand. This rating is important as it provides independent certification that the building has been designed and built to be more sustainable and environmentally friendly. The project required close collaboration with partners, particularly the Tasman District Council, who was completing roading upgrades to accommodate the development.

 

Project: Southland Farm Machinery

Rising from the ashes of premises previously destroyed by fire, Southland Farm Machinery required a rebuild of the flagship business headquarters that would signify its long history of providing quality services to the agricultural community throughout the lower South Island. Key stakeholders and the wider team worked as a tight knit team to achieve the overarching goal in an effective manner, combining the best of low and high-tech methods, from face-to-face on-site meetings to the best modern technology methods of tracking progress and challenges. Standout features of the project include exposed polished and tinted concrete flooring, a transparent street-facing showroom, granite stone bench tops, and aluminum powder coated balustrades. Sustainability was a key focus and was addressed primarily through specifying appropriate materials, incorporating high levels of natural light, and a variety of heating systems to maximise energy efficiency. The final project delivered on an ambitious brief, providing Southland Farm Machinery with a site that will serve them and their community for decades to come.

After several of years planning, Fosters were engaged as the head contractor for the Bayfair Redevelopment. A landmark expansion of the complex, providing retail, al fresco dining and entertainment facilities for the growing population in the Bay of Plenty. This was a significant project for the Bay of Plenty region with the shopping centre well overdue for expansion. The centre is now able to offer a wider retail, hospitality, and entertainment experience. Construction took place alongside a large operating shopping centre, where public safety and the ability for existing retailers to trade were critical project requirements. This was a large, complex, and time-sensitive project, putting the project team under pressure. Strong communication ensured a collaborative environment and helped resolve challenges.

 

Project: ANZ

This ANZ Bank in Westfield Albany shopping centre involved a full strip and upgrade. The Unispace team were able to re-use certain parts of the previous office, such as the bank teller and furniture. A teller desk was also sent from Wellington which involved a full install on site, along with a remodel. This project was completed in a live working mall environment, which required the build to be completed outside of typical work hours. The project team worked closely with Westfield and their security team to mitigate noise where possible. Other challenges included seismic upgrades, day and night shift work and installation of frameless door frames designed to conceal doors in the feature walls. Strong communication between all parties ensured perfect installation.

 

Project: Kmart Invercargill

Building Kmart Invercargill required incredible planning, teamwork, and coordination. While the shop itself is the size of a rugby field, it was built on a comparatively small 5,300sqm meter section, which is bordered by a seawall. This meant that 100% of the site was utilized in one way or another, with the 147-car carpark taking up all remaining space. For the two months before the completion date, up to 100 workers from a variety of trades were on-site and working together. Spotting clashes early on and communicating effectively lead to a relatively seamless build. The use of precast panels took pressure off space and sped up the construction process. This extensive build on a tricky section is a true testament to all involved.

 

Project: No1 Currency New Market

This new fit out was turned around in four weeks within a very busy new mall development. To complete the work within the short timeframe, a lot of planning and prefabrication was required. The modern design incorporates a focus on curves, with minimal straight elements. With the angled counter, steel portals were built that required precise planning. The site was located on the third level of the mall which also provided a challenge for deliveries and transporting materials. A project of this complexity, in such a small space, required thorough planning and coordination to ensure maximum efficiency while onsite and allowing the team to work around each other.

 

Project: Hippo Playground and Cafe

The Hippo Playground and Café was designed to assist the cognitive and physical development in children. Completed in 2020, it incorporates a variety of unique and interactive elements to stimulate rangatahi while their parents of caregivers dine in peace. This lively space is significantly different from any of its competitors. The build required the installation of a large steel beam. Due to accessibility a crane was not able to be used, and forklifts were required to do the heavy lifting. The project team worked together exceptionally well to deliver a unique space for children and their families. The result is playground and café with a strong sense of cohesion.

Breo worked with Godward Designspace, who are one of New Zealand's most seasoned architects to prepare design drawings which included, storefront design, signage, flow analysis, cashiers, and customer service area. The interior layout included merchandise placement, which was designed to showcase the key products most efficiently and effectively. The biggest challenge was having the joinery sourced and manufactured from two different countries. The team had to oversee the production of materials as well as calculate and measure every joinery aspect precisely before flying it out from both places to ensure everything was on time in New Zealand. The goal was to manage and complete this project within budget and timeline for the store's construction. Being located inside the Westfield shopping mall the team worked tirelessly day and night to meet the deadline and make sure all details were being correctly executed. The team have not only achieved their goal, but successfully completed this project to Breo's global standard.

The W Restaurant has brought an authentic Southern Chinese experience to Hobsonville. It was constructed with impeccable craftsmanship, with the fit out being implemented by hand, following extensive measurements and calculations. The unique components were ordered directly from China, which added difficulties due to Covid-19 lockdowns and the associated supply chain disruption. Regardless the complex fit out was completed while under level three conditions, and the team utilised collaboration tools such as Zoom and WeChat to keep communication flowing smoothly with the clients and momentum up for the team in order to complete the fit out. This restaurant is expected to be a popular venue and enhance the sense of community for the local Chinese population.

 

Project: Rolling Pin

Rolling Pin is a popular brand of dumpling restaurants in Auckland, with three stores across the city. Unique Constructions took on the challenge of establishing the chain’s first location in a shopping mall, located in Onehunga’s Dress Smart Outlet Mall. Operating on a limited timeline of 20 days, and with a restricted budget, Unique Constructions set out to work with their interior design partner, Husk, to deliver a project that would bring the client’s unique brand to life. With details including the use of traditional Chinese bamboo steamers as the main design feature, along with custom designed bamboo steamer light fittings, the client sought to fuse traditional Chinese style with a Kiwi, multicultural informed concept. Completed on time and within budget, this retail fit out successfully delivered on the client’s wishes while working in a very tight space, with some unique constraints placed upon them by the shopping mall environment.
