National Category Winner: Industrial Project: Steelfort Showroom and Distribution Centre Entrant Form Building & Developments Limited Project Partners ASC Architects (Architect/Designer), Form Building & Developments (Construction Company), MSC Consulting Engineers (Engineer) Steelfort Showroom and Distribution Centre provides Steelfort Engineering Company with a central hub in its largest market, Auckland. The vision was to produce a building of high standards, with a façade that draws attention to the architecturally designed showroom that stages the wide range of products under the Steelfort and Miele banner. In what is a traditionally industrial area, the building’s visual presence is a standout element and demonstrates that practical does not have to be harsh. Before completion, several challenging technical problems were overcome. Previous use of the site had left high levels of ground contamination, which needed to be dealt with in the closed confines of neighbouring properties. In addition, due to the site sitting on the edge of a volcanic basalt field, all foundations required cutting into bedrock and prolonged rock breaking. Maintaining good relations with neighbours proved to be an essential component of the project. Judges comments This new showroom and distribution warehouse is providing the Steelfort Engineering Company with a central hub in its largest market. A well-considered design presents an attractive face to Auckland's busy Great South Road while addressing the varying brief requirements for showroom, office, workshop, and warehouse spaces. This project was built on strong existing relationships between client, contractor, and consultants, and this paid dividends, especially when it came to overcoming challenges. The contractor maintained a "no fuss" approach when it came to solving issues, while still successfully focusing on delivering a high-quality result.
Project: Bledisloe Wharf Car Handling Facility Entrant Hawkins Limited Project Partners Hawkins Limited (Construction Company), Octa Project Management (Engineer), Plus Architecture (Architect/Designer) Owned By Ports of Auckland Due to increasing freight volumes, the Ports of Auckland required a new vertical storage building to house new and used cars imported into New Zealand. The new facility had to allow for quick offloading from the ships as well as protecting the vehicles from the harsh marine environment. Located on the Bledisloe Wharf, the new 5-storey facility boasts four suspended parking levels constructed from insitu concrete columns and precast beams. A key challenge was the pilling, which was completed in just 14 weeks, 3 weeks ahead of the programme requirements. Critical to the success was the collaborative team approach. This involved open communication and relationships with not only the subcontractors and suppliers, but also with the client and consultants. The result is a unique, statement building which is both functional and aesthetically pleasing.
Project: CLAAS Harvest Centre Entrant Apollo Projects Project Partners Apollo Projects (Construction Company), Gray Consulting (Engineer), Riverside Studio (Architect/Designer) Owned By Landpower CLAAS Harvest Centre is a leading Australasian reseller of agricultural machinery. Operating at their Melville site for more than 20 years, a new facility was required as sales of tractors, material handling and feeding equipment continues to grow. During the detailed design phase, Apollo Projects made changes to the facility, to help create a more interactive experience for customers. A state-of-the-art facility, CLAAS Harvest Centre is now the most modern farm machinery dealership in New Zealand. An architecturally designed entry with polished concrete and a sharp black ceiling was created to welcome visitors. A glass bay overlooking the service area was also created so customers can watch their equipment being serviced, along with an open plan showroom, designed to showcase new feature machinery. COVID-19 disruption and the site’s location near the airport created some challenge for the project team. To reduce the risk to planes flying overhead, the team had to constantly monitor the height of the equipment and make sure exposed bins would not attract birds.
Project: Jamie Kay Warehouse Entrant BG Cooke Construction Ltd Project Partners BG Cooke Cnstruction (Construction Company), San Architecture Ltd (Architect/Designer), Tetrad Consulting Limited (Engineer) Owned By Jamie Kay Ltd This enormous 3000 square metre building will be used as the New Zealand offices and distribution center for international children’s clothing brand Jamie Kay. Despite the vast amount of concrete needed, every aspect of the building has been designed to establish a strong sense of industrial elegance. It features floor to ceiling windows in the offices, woodgrain tilt panels, a huge solid concrete benchtop in the staff room, and sensational brass Jamie Kay lettering in the entranceway. Adverse weather conditions and complex lead-in times made this build challenging. However, the team came together and overcame adversity, leading to a fantastic final product.
Project: DARC Technologies Entrant Calder Stewart Construction Project Partners Boyd Chamberlain Architecture Ltd (Architect/Designer), Calder Stewart Construction (Construction Company), TM Consultants Ltd (Engineer) Owned By DARC Technologies DARC House is a new generation of building, with energy efficiency at its core. The building utilises high exposed thermal mass coupled with good external insulation, which results in a building that requires a fraction of the standard heating and cooling. This is maintained by two domestic heat pumps controlled via hydronic pipes and air chillers. The building is acoustically lined to create a comfortable environment and is divided into eight fresh air zones. Each zone has its own counter crossflow heat exchangers, where the amount of fresh air in the building is constantly adjusted based on the amount of CO2 in each zone. The client requested early access to the warehouse/mezzanine as they had to relocate out of the previous premises. The team facilitated this move approximately three months ahead of practical completion.
