Drawing inspiration from the iconic Christ Church Cathedral and public gardens, the space features raked timber ceilings, veneered column finishes, and a warm, neutral colour palette. Operable walls with fluted glass allow for flexible spaces, accommodating events of varying scales while maximising natural light and views of Cathedral Square. Thoughtful acoustic enhancements, including floor mats and pods, ensure a quiet, adaptable workspace.
Delivering this project presented challenges, including service integration with base build constraints. Gaze Commercial navigated these hurdles through proactive collaboration with structural, mechanical, and acoustic engineers, ensuring ceiling spaces accommodated HVAC systems and enhanced overall design cohesion. This high-quality fit out includes interconnecting stairs, new bathrooms, and the integration of the existing lobby. Sustainability was a cornerstone of the project, with the team achieving one of the lowest carbon impact fit outs in the market. The design prioritises non-toxic materials, local sourcing, and ASB’s strict adherence to Greenstar 5 standards.
Executing this fit out posed significant challenges, including stair installation through concrete floors, fast programme timelines, and precise alignment with landlord requirements. Collaborative workshops and advanced management tools like Procore ensured tight coordination among ASB, Kiwi Property, and subcontractors, enabling delivery on time, on budget, and with zero variations. |

Livingstone Building completed an 1,800-square-metre fit out across two floors at Fonterra’s South Bloc site in Hamilton, creating a dynamic workplace for over 200 team members. Inspired by the Waikato rohe, the design reflects the region’s land and culture while fostering a cohesive and engaging work environment.
Sustainability was a key focus, with the project achieving an 88.5% waste diversion rate by recycling over 18 tonnes of material. This was particularly impressive given the logistical challenges, with waste transported via wheelie bins down elevators or lifted off a loading platform with a hiab before being taken to a waste facility. The project was successfully delivered through strategic planning and collaboration, marking the first phase of Fonterra’s plan to unify its Hamilton offices. |

Sustainability achievements include 95% waste diversion, FSC- certified timber, and the responsible sourcing of materials, half of which were procured locally. Despite seismic upgrades, heritage protections, and restricted site access challenges, Unispace successfully delivered the fit out within a condensed 20-week programme. The intricately detailed interior includes curved island joinery, proprietary ceiling and wall systems, and refined architectural finishes, alongside significant service upgrades and structural enhancements. Earthy tones and raw materials ground the space in New Zealand’s natural landscape. The result is a refined and cohesive workplace that reflects TSA Riley’s brand and vision. |

Extensive stakeholder engagement, including collaboration with Visa’s global and Asia-Pacific teams, ensured alignment across all facets of the design. Project: Westpac FitoutEntrantLT McGuinness Wellington Project PartnersBeca (Engineer), Context (Architect/Designer) With just one week from project confirmation to site commencement, Westpac’s new Wellington office fit out at 1 Victoria Street was delivered at pace, spanning approximately 4,000-square-metres across seven floors. The carefully staged build enabled a smooth transition from Westpac’s former Lambton Quay location, allowing staff to move in progressively without disruption.
The design maximises space efficiency, placing workstations along the floor perimeters to maximise natural light, while central zones house breakout pods and meeting rooms. Level 10 houses the public-facing reception, primary staff hub, and café area, with a custom platform lift linking to a mezzanine and entertainment space on Level 11.
Level six includes end-of-trip facilities, with four showers and changing rooms on each side. A critical element was an uninterruptible power supply requiring specialised cabling to ensure continuous backup power. |
